COVER LETTER
Hello,
Thank you for inviting me to share further information about myself. I am currently employed full time at the
Housing Authority City of Pittsburgh (HACP) and part-time as a residential and commercial real estate
salesperson at Keller Williams Realty. At HACP my primary responsibilities include administering both the
Moving To Work and Housing Choice Voucher Homeownership Programs while also coordinating real estate
acquisitions and dispositions for the Operations and Development and Modernization Departments. My
responsibilities as Homeownership Program Manager include establishing program policies and procedures and
educating 3rd party vendors such as loan officers, processors, underwriters, Realtors, and settlement
companies, on program requirements and acceptable structuring of second deferred mortgages, grant, and
other forms of financing. My responsibilities as a Real Estate Opportunities Coordinator include identifying
prospective properties for future housing options; conducting an initial evaluation of properties; initiating RFPs
in order to select realtors, appraisers, and other professional services. During my Tenure with HACP, I have
employed new business processes for the MTW Homeownership Program that has effectively increased
Program capacity by 110%. I've also obtained a Pennsylvania Real Estate Salesperson license in order to gain
further experience in real estate acquisitions, and I have completed 7 of the 16 credits required to earn a
Pennsylvania real estate brokers license. I also am the managing member of DJV Real Estate Investments LLC, a
property management company.
Prior to my tenure with HACP, I was employed as a Mortgage Loan Originator (MLO) specializing in low-to-moderate
-income (LMI) lending for several high performing CRA lending institutions. During my tenure as an
MLO, my specialization in LMI lending allowed me first-hand experience with structuring complex transactions
involving multiple funding sources including state, government, and nonprofit secondary financing and grant
assistance. I also have loan servicing/ loss mitigation experience. My responsibilities in this role were to negotiate
residential loan modifications for distressed homeowners and determine their eligibility for several mortgage
modification programs. This experience afforded me the opportunity to learn mortgage industry standards in
regards to loan structuring in accordance with Fannie Mae, Freddie Mac, and Non-GSE institutions
In 2011 achieved a Bachelor of Science in Business Management from Carlow and in 2018 I achieved an MBA
from the University of Pittsburgh Katz Graduate School of Business. Both degrees were achieved while
simultaneously working full-time in the banking & financial services industry and as a local government Program
Manager. I have excellent written and verbal communication skills, strong analytical skills, advanced problem-solving abilities and a proven track record of leadership which includes fostering new relationships with nonprofit neighborhood organizations including CDC's, Local and state government agencies, real estate
professionals, and the general public.
Realizing that a written biography cannot adequately communicate the benefits I can attribute, I would be
appreciative of an opportunity of a personal interview. I thank you for your time and interest and I look forward
to speaking soon.
Sincerely,
Kathie Guerra
